Before you book
How does the process work?
- Find the room you want to book and request a booking. Remember to add additional information about yourself and your contact number.
- Host accepts your booking. You will receive an email with a link to pay.
- Pay the booking fee of 10%.
- Send a message to the host telling the host your arrival date and time through the dashboard. Also provide your contact number if you haven’t already done so.
- When you arrive you will need to pay 2 weeks rent as a deposit and one week in advance.
Are bills included in the rent?
All bills are included in the rent.
Why do I need to pay a booking fee?
The booking fee is our revenue, It’s how dubrooms gets paid to cover the costs of building and running the website as well as paying the wages of staff.
Who will I be sharing the accommodation with?
It will vary from families to homeowners to other students.
What happens if I cancel before I arrive?
If you cancel before the owner has accepted your booking you will not be charged a booking fee.
How do I contact the host?

Do I need to pay a deposit?
You need to pay 2 weeks rent in advance which is your deposit. This is refunded before you leave by the host. You pay the deposit on the day you arrive and not before. Do not transfer money to any hosts until you arrive at the accommodation.
When do I need to pay the deposit?
You need to pay the deposit to your host on the day of your arrival. You do not pay the deposit before you arrive. If anyone asks you to pay a deposit before you arrive please contact us straight away.
How long does it take the host to confirm my booking?
Hosts have 24hrs to confirm your booking.
When do I get charged a booking fee?
You only get charged the booking fee when the hosts confirm your booking.
When can I contact the host?
When your booking is confirmed you’ll be provided with all of the contact details of your host including the exact address of the place you’ll be staying.
Will I be charged a booking fee is my booking is declined?
No.
Can I cancel my booking?
You can cancel your booking up until before the host has confirmed the booking.
When do I get charged a booking fee?
You will be charged the booking fee when the cost has confirmed your reservation.
Do I get a full refund if I cancel my booking?
You can get a full refund of the booking fee if you have cancelled your booking before the host has confirmed your booking.
What is your cancellation policy?
You can cancel your booking up until before the host accepts your booking.
Booking Questions
Can I make changes to a pending reservation request?
If the host hasn’t accepted the reservation you can make changes in the admin panel. After the host has accepted the reservation changes cannot be made.
Why was my booking declined?
Often the room can be booked through another source before the availability has been updated on our website.
How do I cancel a reservation request?
You can do this from the dashboard found found by hovering over you profile picture.
How do I check the status of my reservation?
If your reservation has been confirmed you will receive an email confirmation. You can also check the status of your booking through the admin panel.
When am I charged for a reservation?
You will be charged for you reservation when the host has confirmed your booking. If the host cancels after your booking has been confirmed you will be refunded in full.
When you arrive you need to pay 2 weeks rent in advance.
What if I want to extend my stay?
There is no problem extending your stay but we can not guarantee the same room will be available so please ensure you book for the time you require.

What if I need to leave earlier than I booked for?
You can leave earlier than you booked for provided you give 4 weeks notice. The difference in the booking fee will not be refunded.
If you leave without giving 4 weeks notice your deposit will not be refunded.
During your stay
How do I check-in?
When your booking is confirmed you will receive the contact details of the host. Please let the host know of your arrival time to ensure there is someone in the property when you arrive.
Can I bring guests into my home?
If you are sharing in a family you cannot bring guest into their home without their prior permission.
What time do I need to be home at?
If you are sharing in a family or with the host you need to be home by 11pm with flexibility on the weekends. These times need to be agreed with the host.
Can hosts enter my room?
During your stay the room is your private area. Hosts can inspect your room when 24 hours notice has being given. Host can also enter your room if you are engaging in anti social behaviour.
How should I pay the rent and how often?
It is up to you and your host to come to an agreement which best suits you both. Generally we would recommend the rent is paid weekly in advance by bank transfer.
