How To Become a Homey Host

1. List Your Place

If you are interested in listing your accommodation you can contact us. We will send someone to photograph your property as well as make you aware of how our process works. You can manage your listing yourself through our website or we can manage the listing for you free of charge.

2. Welcome Your Guests

When a student wants to book one of the beds you have available you will receive an email notification. You have 24 hours to respond. When you have accepted the booking you will receive the student’s contact details so you can arrange a check-in time.

3. Earn Money

We charge all students a booking fee to use our service. When the student arrives at your home they also need to pay a deposit the equivalent of 2 weeks rent. You also need to agree in advance how the rent will be paid. Our recommendation is that each week is paid in advance via bank transfer.

How to list my place on dubrooms?

If you want to self-manage your listing you can complete the registration form above. Or if you want us to manage the listing you can contact us.

If your accommodation is accepted we will send someone to visit your home, take the pictures for your listing and explain to you how the process works.

How does the payment work?

We charge the student a fee for using our service, we don’t charge a fee to hosts. You are free to set your own daily rate for the room you want to rent.

When the student arrives they will pay a deposit of 2 weeks rent in advance. This payment is only made on the day they arrive. After this it is up to both parties to determine the payment method. We would recommend the rent is paid each week in advance by bank transfer.

How is the rent determined?

You can set your own price for your accommodation. There are rent guidelines here on what we believe to be a fair price.

Do I need to provide any services such as meals?

You are not required at all to provide meals the following must be available to all students:

  1. WIFI
  2. Access to the kitchen to cook meals
  3. Facilities to wash clothes

How long will student stay in my home for?

That is completely up to you. You can set the minimum and maximum duration. We have a number of students studying at third level university who will seek accommodation for 1 year.

Other European students are attending English courses and will only stay for 2-6 weeks. Non European students learning English will seek accommodation for a minimum of 6 months.

Will I qualify for tax exemptions?

In the majority of circumstances you will qualify for the rent a room relief. Under this scheme you can rent a room or multiple rooms in your home once the income does not exceed €14,000 in a given tax year.

You will not qualify for the rent a room scheme if you provide accommodation for less than 14 days at a time.

How do I contact my guests?

After you have confirmed your booking we will provide the contact details of the student. After this you can both agree a check-in time.

Do you have standard house rules?

Yes. We have a list of standard house rules here. You can also add your own additional rules to each listing if needed.

Will all students speak English?

All students studying at third level will speak English as it is a legal requirement. Students who are coming here to study English obviously will have varying levels of English.

You will be told the students intention of staying in Ireland before you either accept or reject their booking.

What if the student wants to stay longer?

The student must book again through our website. Any arrangements which intentionally excludes dubrooms as a form of disintermediation to avoid paying our booking fee will result in listings being removed.
